Beacon has undergone one of the most dramatic transformations of any Hudson Valley city in the past two decades. The opening of Dia:Beacon in 2003 — a world-class contemporary art museum in a former Nabisco factory on the Hudson riverfront — catalyzed a wave of investment that turned a post-industrial city into one of the most desirable destinations in the region. Main Street is now lined with galleries, restaurants, and boutiques, and the residential neighborhoods above and around it are filled with homeowners who have invested seriously in their properties.

The housing stock in Beacon reflects the city's industrial history. The neighborhoods closest to Main Street and the waterfront contain workers' cottages and modest colonials built in the early 20th century for the factory workers who filled the city's manufacturing plants. These homes are typically well-built and structurally sound, but the mechanical systems have often been cobbled together over decades and benefit from a thorough assessment. Further up the hillside toward Mount Beacon, larger homes and former summer cottages command views of the Hudson River and the Catskills.
